What does it take to rent a house in the Netherlands?

Renting a home in the Netherlands can be a very difficult task. Often even more difficult and expensive (per month) than purchasing a property. (insert in the bold text a hyperlink to our purchase service).

We will do our best to assist you in this process. But only in a few situations can we do so.

Check below what it takes and which documents we need to receive from you before starting the process:

You will need to:

  • Earn monthly a gross value of at least 3 times the intended rental value. 

    • Please notice that renting properties below €1500 exc. G/W/E is extremely difficult. And we do not work with bedrooms. We only deal with full properties. 

    • It is possible to sum up the salary’s of partners to add up to this value.

  • If you are self-employed, your company will have to be registered at the KvK (Chamber of Commerce) for at least 1-year and you will need to present:

    • Company’s result from a recognized accountant;

    • Tax return from the previous year; 

YES! It is possible:

  • To rent a property before moving to The Netherlands if:

    • You have a signed work contract in the Netherlands.

    • If you accept us to do video viewings for you.

  • To rent a property before having a BSN (Citizen Service Number).

Costs:

The usual cost estate agencies charge to assist you in finding and renting a property is:

  • 1 month of the rental value. And they usually specify a minimum fee and have a start-up cost.

  • Our commission is: 1 month of the rental value (exc. VAT) with a minimum of €1750- exc. BTW.

    • In some cases, we can adapt this value to the situation of the client.

  • We also charge a start-up cost of €300 incl. BTW, which is discounted from the final commission at the moment we rent a property for you. So, it is no EXTRA cost; it is included in the above mentioned commission.
